Punta Cana: lugar de vacacionistas e inversionistas

En Punta Cana convergen grupos de individuos que buscan cosas totalmente opuestas y ambos lo encuentran en el mismo lugar. Me refiero a vacacionistas e inversionistas.

El primero busca alejarse un poco del ambiente laboral, de la rutina, de todo lo que implique trabajo. British Airways relaxes in the Dominican Republic with some Caribbean winter sun


British Airways announces the launch of its new flight to Punta Cana in the Dominican Republic at the end of October 2009, coupled with a wide range of high standard hotels for every taste and budget

British Airways prepares for the launch of its new twice-weekly service from Gatwick to Punta Cana in the Dominican Republic from October 26, 2009 reinforcing its position as the airline with more flights to the Caribbean than any other UK carrier.

In addition to the flights to Punta Cana, the airline is also increasing flights to other winter sun hot-spots in the region such as St Lucia (from three to five flights a week), Barbados (from nine to ten) and Port of Spain, Trinidad (from three to five). Overall, BA will now fly 45 times a week to the Caribbean.

Richard Tams, head of sales at British Airways, said; "These new routes and increased frequencies underline our commitment to the Caribbean. It's a popular destination with our customers and it's due to demand that we're increasing the number of flights to the region. We now operate to 13 destinations in the Caribbean - more than any other UK airline."

Holidays in the Dominican Republic mean relaxing on sun-kissed beaches and snorkelling above colourful reefs, strolling along the 16th-century cobblestone streets of the capital in Santo Domingo's Colonial Zone or taking a hiking holiday in the Dominican Republic's forested inland.

La situación en los mercados financieros globales no tiene efectos hasta el momento significativamente dramático en el sector del turismo en la República Dominicana.

República Dominicana - Confirmado Fracisco Javier García, Toursimus-Ministro de Estado del Caribe. Las previsiones iniciales para 2009 se preveía una disminución de hasta un 15 por ciento. Después de varios meses de descenso, el número de turistas en la República Dominicana, sin embargo, positiva - un máximo de cuatro por ciento.

IDB supports toll highway in Dominican Republic

Project will back development of road infrastructure to improve travel connections in areas with great tourist potential

The Inter-American Development Bank will support a toll highway project that will reduce the travel time between Santo Domingo and the Samaná peninsula, an area with great tourist potential, located in the northeastern part of the Dominican Republic.

The IDB will lend up to $44.8 million without a sovereign guarantee to the Boulevard Turístico del Atlántico project, which will also have joint support from other bilateral and multilateral institutions. Total financing will reach some $149 million.

The project includes the concession for a 123-kilometer tollway with two components: rehabilitation of 99 kilometers of existing highway that connects Nagua, Sánchez, Samaná, El Limón and Las Terrenas, and construction of a new 24-kilometer segment that will connect Las Terrenas and Majagual on the Samaná peninsula.

Overseeing this initiative, whose total estimated cost is $178 million, will be a consortium comprising Colombian construction firms Odinsa and Grodco, and highway concession holders Consorcio Remix of the Dominican Republic.

“This project will have a significant impact, because in addition to the improvements achieved by the Autopistas del Nordeste concession, the travel time between Santo Domingo and Samaná will be cut from five hours to less than two hours,” said IDB team leader Víctor Salgado.

“Development of highway infrastructure will make it easier for local residents, manufacturers, merchants and tourists to move between the peninsula and the southern part of the country, helping the economy grow in a region that is a priority for the Dominican government,” he added.

This transaction is the first loan without a sovereign guarantee that the IDB has approved for a highway project in the Dominican Republic.

En el marco del DATE 2009, el presidente de la Asociación de Hoteles y Proyectos turísticos de la Zona Este, Ernesto Veloz, anunció que en la zona Punta Cana – Bávaro se proyecta la construcción de ocho nuevos hoteles, trece proyectos de turismo inmobiliario, once campos de golf, un parque acuático y dos centros comerciales.

De los ocho hoteles anunciados, cinco tienen aprobado el Plan Maestro (Master Plan). El Bahía Príncipe Esmeralda ya inició los trabajos de construcción, el Westin Roco Ki está muy avanzado y el Catalonia Royal es una ampliación.

Los demás establecimientos hoteleros que se van a construir son Venecian Bávaro, de 550 habitaciones; El Marlyn, de 204 habitaciones; Bahía Príncipe Romana; Tropicalia en Miches y Elliot Miches Beach Resorts.

En la zona Este se anunciaron el parque acuático Marina D´Or, otro en Cap Cana y las lagunas de Miches, y un centro comercial.

Los que tienen aprobados los planes maestros son Cap Cana, Palladium, Cana Bay, Capo Bella, Vista Cana, Punta Perla Elliot y Tropicalia, estos dos últimos en Miches, donde hay muchos planes.

A New Dawn for the Dominican Republic’s Real Estate Market

Once a sleepy haunt for low-budget tourists, the Dominican Republic has awoken deep-pocketed investors and homeowners seeking an unspoiled tropical paradise.

Despite the troubled economy, there are areas of the world where the real estate market continues to thrive. The Dominican Republic (or the DR as it’s commonly known), just 90 minutes from Miami and three hours from New York, is one such spot. Aesthetically, it is a beautiful country, boasting lush mountain ranges and stunning beaches, as well as a variety of microclimates that range from warm and tropical to arid and temperate. Improvements to the infrastructure are ongoing, and land is cheap and easy to come by. The DR remains as Christopher Columbus described it upon discovery: “a beautiful island paradise with high forested mountains and large river valleys.”

The bottom line: The DR is no longer the budget vacation spot or sleepy Caribbean backwater it was long thought to be. Ritz-Carlton, Starwood, and Four Seasons have all signed on to build or manage luxury hotels and residences here in the next few years, while major real estate players (think Donald Trump) are spending hundreds of millions to create luxury developments from the ground up. One local realtor says he’s seen more new construction during the past few years than in the previous 18, while another estimates that more than 20 new condo projects are taking place along a 30-mile stretch of coast near Puerto Plata.

A colorful tapestry of Spanish, French, Haitian, and African influences woven by a rich and storied history, the DR offers an exciting and unique cultural experience that goes far beyond the typical sun, sand, and sea of neighboring destinations. From exotic cuisine to merengue, premium cigars to world-class baseball, the DR will likely surprise even the most seasoned traveler or home buyer.

And, of course, there are the golf courses and beaches that have put the destination on the map. Pete Dye, Jack Nicklaus, Arnold Palmer, Robert Trent Jones, Gary Player, Tom Fazio, and Nick Faldo have all left their imprint for golfers to enjoy, while no less than 1,000 miles of sand create the perfect complement to the greens in the form of beautiful beaches. The island is also known for its vibrant nightlife. Dancing is a way of life on the island and is viewed by Dominicans as an art; they take pride in sharing their native movements with others.

For its part, the east coast region contains the most popular and fastest-growing tourist area in the country, namely Punta Cana/Bavaro (known best for having some of the most picturesque beaches in the world). Fortunately for luxury home buyers, this region of the country is offering new opportunities. Take, for example, the new Roka Ki development which features the Faldo Legacy Course, the Westin Roco Ki Beach & Golf Resort, Heavenly Spa by Westin, and the Fairmont Residences, all with 3.2 miles of beachfront at your doorstep. Beachfront residences include thatched-palm roofs, infinity pools, tropical shower gardens, and much more, starting at $2.7 million while beachfront lots are available from $1.3 million.

Donald Trump has put his stamp on this tropical paradise with the new Trump Farallon at Cap Cana, one of several luxury resort communities currently being developed as part of the $1.5 billon Cap Cana master plan (68 lots starting at $3 million each). Over the next decade, this 30,000 acre site (located just 10 minutes from the Punta Cana International Airport) will feature more than 5,000 residences including villas, condos, and town houses, and no less than four luxury hotels. Other stand-out amenities at Cap Cana include a huge marina with 1,000 slips (many for mega-yachts), and five golf courses (including three designed by Jack Nicklaus). The first such course to open, Punta Espada, has already been selected by Golf Digest as one of the 100 best non- U.S. golf courses in the world. Cap Cana’s second golf course, Las Iguanas, is due to open shortly.

One of the more exclusive enclaves on the eastern edge of the DR is the Punta Cana Estates at Corales, located within the Punta Cana Resort and Club. Oscar De la Renta and Julio Iglesias (both of whom are involved in the development of the area), as well as Mikael Barishnikov own properties here and it’s not hard to see why. Only 140 homes are being built, some along the new Tom Fazio golf course, and each with a minimum of once acre of land with prices ranging from $1.8-$3.3 million.

Also in Punta Cana, the Punta Perla Caribbean Golf Marina and Spa is a new development that caters to the yachting and golfing crowd. The development features penthouse apartments in its private 400-berth marina or golf villas right on the fairways of the Colin Montgomerie signature course. Properties include bungalows, apartments, golf villas, and more as well as multi-million dollar beach-side mansions.

Just north of the Punta Cana region, lies the Samana Peninsula. It is here, tucked into lush hillsides overlooking the ocean, where you will find Terrazas de Coson, a new development by Swiss firm Valman, S.A. The first phase of development sold out in less than four weeks and now Phase Two has begun, with 52 villas for sale starting at $1.7 million. Benefits include a private beach and restaurant, membership to a private spa, as well as the option of putting your villa into the hotel inventory should you choose to rent it out. The development overlooks white beaches and turquoise waters and is minutes from the new Samana International airport as well as the nightlife of Las Terrenas.

South of the thriving tourist-filled area of Punta Cana is a completely different scene: the environmentally-forward Bayahibe. This area not only contains one of the most celebrated national parks, but has also received two awards for its conservation efforts in tourism. With golf courses designed by Pete Dye, Jack Nicklaus, and Nick Faldo, this region features some of the country’s most unique golfing experiences. Another popular east coast destination is La Romana. More than just a luxurious resort frequented by many celebrities, the city of La Romana is also historically important, especially for baseball fans, and worth a visit. One of the more popular developments here is the 7,000 acre Costasur Casa de Campo with golf and oceanfront villas ranging from $925,000 to $5.4 million. Initially owned by Paramount Studios, this development is home to many socialites from around the globe and features four golf courses and over 20 restaurants and bars.

The south central region anchored by Santo Domingo and its three million residents, is arguably the Caribbean’s most diverse and vibrant destination. As the oldest city in the New World, Santo Domingo features the first cathedral, first university, and first hospital of the Americas, yet it is a very modern city. There are sophisticated restaurants serving cuisine from around the world, high end boutiques and major fashion designers displaying their wares, plus a wealth of museums, galleries, and theaters.

If the Dominican Republic has one very well-kept secret, the western region of the country is it. This scenic region includes the area west of Santo Domingo, and it is still largely undiscovered. The farthest part of the region is only about a three-hour drive from Santo Domingo or Santiago airports.

Although the Dominican Republic provides a change of scenery at just about every turn, this region is the most diverse ecologically. Two salt water lakes, one being the largest in the Caribbean, provide a haven for massive populations of birds and reptiles. And while some sections of the area are mountain rainforest, other parts are pine forest and arid desert.

Local real estate and tourism attorney Letvia Arza Goderich, who has practiced law in the Dominican Republic for 20-plus years, says the island’s hospitality and real estate industries are undergoing the biggest boom in the Caribbean. “Once known for its sugar cane plantations, the Dominican Republic is reinventing itself,” says Goderich. “Most people know that Oscar de la Renta is from the Dominican, but they may not know Leonardo DiCaprio has recently looked at real estate in the region, and Robert DeNiro filmed several movies here. Investors are sinking more money into the area every year because they know they’ll see a return on their investment in just a few years.”

Local realtors say steady growth has actually been enjoyed in the Dominican Republic since the international airport opened at Puerto Plata in the 1970s, but it is only in recent years that the country has gained the interest of so many savvy buyers actively seeking a luxurious, but affordable, second home. Dominican officials work to reactivate unused international airport

The airport authorities have reached an agreement with the company that manages most Dominican airports Aerodom, to provide a discount of almost 100 dollars for the airlines and passengers who use Barahona’s Maria Montez International Airport, to spur flights to the country’s south region.

The agreement, awaiting president Leonel Fernandez’s signature, would be in effect for one year and would apply to private and sport aviation which use aircraft of up to 12 passengers and 30,000 pounds of freight.

Passengers wouldn’t have to pay the US$16.30 entrance or exit fee and other charges applied to the airline ticket which add up to almost 100 dollars.

Airports Department director Andres Vanderhorst said the agreement aims to spur operations at the Maria Montez airport, inaugurated more than 10 years ago. “This incentive will set for a dynamics which will let air lines from Puerto Rico, which we’ve talked with, have direct roundtrip flights to Barahona.”

The official, in a visit to the national air show in Oshkosh, said two Jetstream planes, operated by a Puerto Rican airline, are ready to fly to Barahona with 19 passengers each, as part of the projects to re-launch the activities at the Maria Montez terminal.

He added that because the incentives will be significantly lower airfare prices, two other Puerto Rican tour operators also plan direct flights to Barahona,

As much as 52% of a Dominican airfare is tax

Dominican Republic is one of the region’s nations were an airfare to anywhere in the world cuts a deep hole in passengers’ pockets, as the tax slapped on a ticket’s real cost is as high as 52%.

The tax on airfares is so voracious it gobbles up seasonal specials by airlines, whose prices always skyrocket even when they are bought abroad, because the Government charges the airlines a fee per passenger entering or leaving the country, regardless of origin.

In the purchase of each ticket the flyer pays a tax for the Tourism Ministry, the Civil Aviation Institute, the Airport Security Corp, the Air Force, the Airports Department and the airports management company Aerodom.

In addition to those fees collected by decree, each airfare also pays 16% ITBIS Tax and another levy for issuing the ticket.

A Santo Domingo-Miami roundtrip fare for September 22 reserved July 2 cost in an airline US$363.46, US$198.00 of which is the basic cost, US$31.68 is Itbis, a US$20 tax is applied to the exit and US$113.72 are aeronautical fees.

Another Santo Domingo-New York roundtrip airfare reserved yesterday to fly September 19, costs US$208, but the taxes are US$167, whereas the ticket for a Santo Domingo-Paris flight reserved yesterday for the same date costs RD$21,564, whose taxes are RD$17,904.

The same occurs in the Santo Domingo-Ft. Lauderdale roundtrip airfare reserved for that date, which cost US$265.68, with US$138.80 in fees and taxes, or 52% of the cost.

Central Bank figures show that more than four million passengers arrived in the country by air between January and November, of which 3,140,253 were tourists or nonresident foreigners, or 87.1% of the total.

Dominican Republic joins the Mesoamerica Project

Vice president Rafael Alburquerque on Thursday revealed that the Dominican Republic became a full member of the Mesoamerica Project, which includes the Central America Integration System (SICA), Belize Mexico and Colombia, which he said is a great step toward regional cooperation.

He said all the countries voted unanimously on the decision, and the country’s integration will allow it to start important energy projects.

Alburquerque, who represents president Leonel Fernandez in th4e 11th Summit of Presidents and Heads of State of Mexico, Colombia, Central America and Dominican Republic, held Guanacaste, said the country will take advantage of the conclave to promote projects aimed at consolidate the economies of the Plan’s nations.

Dominican Republic Real Estate Market On The Up?

In the last couple of weeks we have seen quite a few properties have their status changed from, For Sale, to Sold…

The buyer demographic has also been quite ample, from people aiming to re-locate to the DR to investors buying up large expanses of farm land to the traditional vacation property buyer. Several nationalities have been represented, however US citizens are the strongest buyer contingent.

Does this mean things have started to get better in the states?

According to the Florida Real Estate Journal, there was a 76% increase of existing single-family home sales in May 2009 compared to May 2008 in Miami, according to the latest report by the Realtor Association of Greater Miami and the Beaches.

Miami was the strongest single-family market in Florida, showing a substantial increase compared to only 16% statewide. The sales of existing condominiums in Miami-Dade increased by 36% compared to the same period last year - and to the 21% statewide increase. The Miami real estate market has experienced a surge in sales each of the last 10 months.

According to National Association of Realtors Chief Economist Lawrence Yun, the South Florida real estate market may have hit bottom. “We’re certainly near the bottom if not at the bottom already,” said Yun at the recent International Real Estate Congress and Expo in Miami.

As there are no official statistics kept for real estate sales in the Dominican Republic, it’s hard for us to make such claims, however we are certainly starting to see increases in sales volumes compared to previous months.

There are still some great deals out there, so as a potential buyer, our advice is to get out there, take a look and start making offers.
